509 Ellerslie-Panmure Highway

We were approached by our client to complete a bulk and location feasibility study for a prominent yet compact site in Panmure. Our vision led to the creation of a striking 2,150m² two-story building, recognized as a benchmark for innovative development in the area. Designed with a focus on longevity and adaptability, this structure is set to thrive beyond its current tenants.

The building is essentially turned "upside-down" to create the necessary space on the upper level to accommodate a 100-child childcare center - the original anchor tenant. The surrounding structure and louvres, which provide climatic and visual screening to the outdoor activity areas, have been designed to support walls and roof allowing for future enclosure of the outdoor areas should it be required.

On land classified as an overland flowpath the building and surrounding area has been successfully shaped to manage this, even in extreme events. The ground floor is comprised of five diverse tenancies including two commercial spaces, a restaurant, a gym, and a café.

By efficiently utilizing space and incorporating adaptable elements, the building exemplifies forward-thinking urban design that balances current requirements with future possibilities.
